Every score is built from what operators actually did in the market: listings, days on market, rent, retention signals. Nothing is self-reported. The full methodology is public, including what the listing record can and cannot see.

Portfolio size estimated from observed on-market turnover, split by unit type — house and apartment units re-list at different rates — and reported as a band rather than a false-precision figure. Applied uniformly to every operator; no self-reported counts.

Selection bias, eligibility thresholds, cohort assignment, and quadrant placement are documented in full and revised in numbered releases.
